I'm preparing to become a landlord and thought I would share the information that I have learned from friends and online resources that I have come across.i have personally found that learning what to do when you are a landlord is a very time consuming and often confusing task. I've got a couple of friends who do this which has helped and also have found a couple of decent online resources but it's still very difficult to know what to do in every situation. Some people say that you only learn by doing but what if doing things wrong results in the loss of a large amount of money? Some things just have to be learnt properly before doing them and this is one of them! Whether you provide web design bath, cupcake classes or are a tree surgeon in Kent, you should be able to benefit from this information!
From what I've read and heard from people, the rental price of a property is the most fundamental aspect to letting it. Price it too high and no-one will obviously want to become a tenant and price it too low and you may be stuck with a tenant from whom you aren't making any money to make it worth the time you are spending on taking care of the property and the tenants. Having a house which is decorated and which has future proof features such as LED lights around the home will increase your chances.
When you are becoming a landlord and managing a property or performing a home renovation such as installing parking posts, you should take into account other assets that the property has apart from the house itself. Assets such as sheds, ramps, DIY conservatories, on-property parking, conversatories, green houses, summerhouses swimming pools and more. A landlord should promote these in any adverts that they use to try and let the property along with high quality photos of them with modern digital camera accessories.
